The site comprises a 1960s department store building, bounded by Oxford Street, Vere Street, Henrietta Place and Marylebone Lane. Debenhams vacated 334 Oxford Street in February 2021 and we are keen to bring forward proposals for its sustainable long-term future. The property is serviced via an underground tunnel providing access to a service yard behind Henrietta House.

Issues with the current building include:

A purpose built department store, which has become obsolete

A tired and inflexible layout

The existing plant equipment is inefficient with poor energy performance credentials

The current design facilitates anti-social behaviour

The site does not meet the City Council’s emerging ambitions for the future of the Oxford Street District
